Belvoir Square grand opening on Thursday
Belvoir Square apartments, the first new development to open on the recently widened stretch of Route 1 near Fort Belvoir, will be holding its grand opening ceremony Thursday.
The five-story, 282-unit building is located at 9142 Richmond Highway, just south of Backlick Road. The building sits directly across the street from Fort Belvoir’s Tulley Gate.
Construction on the building was completed in the spring, and tenants began moving into units in April.
Belvoir Square is owned by Chesapeake Realty Partners and managed by Greystar.
The grand opening is hosted by the Southeast Fairfax Development Corporation and open to the public. Visitors can tour the building, and food and beverages will be available. Visitors are encouraged to register on the SFDC website.
Belvoir Square’s apartments consist of studios, 1- bedrooms and two-bedrooms. Prices range from $1,640/month for a 556-square foot studio to $2,630/month for a two-bedroom, two-bathroom corner-unit apartment with windows surrounding the living room.
The development boasts numerous amenities, including:
- Valet dry cleaning
- Individual resident storage
- 24/7 FX Well Fitness Center and Outdoor Fitness Yard
- Group fitness classes led by FX Well personal trainers
- A gaming room that includes pub-style shuffleboard, big screen TV and a poker table
- A childrens resource room
- Bike storage with built-in pump and work bench
- Expansive courtyard with picnic/grilling area
- Clubroom with fireplace, flat screen TVs, free WiFi, and kitchen with coffee and juice bar
The building is zoned for mixed use, with space available for retail on the first level.
Capitalizing on Fort Belvoir’s growth
Unlike the northern end of the Route 1 corridor, which has seen new multifamily buildings like the Beacon of Groveton, The Shelby and The Parker completed in the past five years, no new high-density developments have been added to the Fort Belvoir area until Belvoir Square. However two older apartment complexes near the Army post have recently been purchased by a developer and have either been overhauled or have plans to be in the future.
Immediately south of Belvoir Square sits Haven Fort Belvoir, which used to known as Canterbury Square Apartments. The garden apartment complex was purchased by Insight Property Group and partner Fundrise in 2016 for $9.7 million. Insight has renovated the 76-unit complex, originally built in 1965, into a more modern-looking development with upgraded interiors.
Insight and Fundrise also purchased nearby Sacramento Square for $37.8 million in 2016. Insight has rebranded the 216-unit property, located north of Fort Belvoir off of Sacramento Drive, as Haven Mount Vernon. According to Insight’s website, the company plans to invest $5 million into the property to pay for new management, re-branding the property and implementing “a value-add program to the property’s units, exteriors and landscaping.”
