Nursing home and rehab center near Inova Mount Vernon sold

A nursing home and rehab center near Inova Mount Vernon Hospital sold March 1 for $13 million, according to Avison Young, a commercial real estate firm that helped broker the deal. 

Twelve offers were made for the The Mount Vernon Nursing and Rehab Center, a 45,654-square-foot facility located in a medical complex within walking distance to the hospital (see map), according to Avison Young. The final selling price was $1 million more than the asking price, the firm said.

The nursing facility had previously been a family-owned and operated, according to Avison Young, and Fairfax County property records indicate it was built in 1979. The new owner was only identified as a publicly traded real estate investment trust (REIT). Property records indicate the new owner as OHI Asset Mt Vernon, LLC. 

Avison Young’s press release said that Mount Vernon Nursing and Rehab Center, which has 69 rooms and 130 licensed beds, will continue operations under an unspecified “large regional operator.” That operator appears to be CommuniCare, which has the facility listed on its website under a new name. 

The Mount Vernon Nursing and Rehabilitation Center was a well-rated facility, receiving a five-star rating the past three years from the Centers for Medicare & Medicaid Services. It also was rated as a “top performing” facility by U.S. News and World Report

The center had fallen on hard times, however, according to Avison Young. Only 100 beds were in use at the time of the sale, and the center had recently “generated negative cash flow,” according to the firm.
