New Groveton-area shopping center sold; identity of buyer unclear

A new one-story shopping center at the corner of East Lee Avenue and Richmond Highway.

A recently completed shopping center at the corner of Richmond Highway and East Lee Avenue in the Groveton area was sold in December.

EPC VA 174 LLC purchased the site from Memorial Venture LLC for $2,838,000, according to Fairfax County property records. The sale was finalized Dec. 29.

The property is home to a new one-story shopping center that was completed late last year. It has room for three businesses, but none of the spaces appear to be leased yet. Messages left at one of the numbers on the “For Lease” sign in front of the center were not returned; the second number leads to an unidentified voicemail. 

It is not clear who owns or manages EPC VA 174 LLC, which appears to have been created in December 2016.  County property records list a Bellevue, Washington-based company as the buyer. However that address belongs to 1031 Services, an intermediary firm. A representative at the firm said they were not at liberty to give information out about their clients.

The Richmond Highway and East Lee Avenue location was long ago home to a Dairy Queen, but had been vacant land for a number of years. In 2012, the property was purchased for development into a brewery and restaurant by the owner of the Del Ray Pizzeria in Alexandria and DRP in Belle Haven. But those plans fell through, and construction of the shopping center began in late 2015.
